Can I add multiple parking spot for tenants?

The simple answer is ‘YES’’, you can add multiple parking spaces for tenants. However, when adding a parking amount/cost, you need to add the TOTAL parking amount as we currently don’t have the multiple line item for parking.

Follow this article if you need to add parking amount.

Follow the steps below to add multiple parking information

NOTE: If you are adding three or more parking information, you must add this in the Lease Creation process. You can specifically find this in Step 4 of the New Lease creation.

Step 4: 

  • In the parking section, ‘Will the tenant have access to parking?’ select ‘Yes’
  • Total Spot: (select the total number of parking spots for the tenant) (you can add as many as five and above parking spots)
  • Add the Parking Description
  • Select ‘Yes’, ‘No’ to ‘Is parking included in the rent? (if Yes, you don’t have to add the parking amount. If NO, please add the parking amount.)
  • For this example, we are adding $50 per parking spot, a total of $150 for 3 spots. (Again, when adding the amount for parking, make sure to ADD and TOTAL the parking amount for each space)
  • Select, Generate separate invoice for parking; this simply means the system will automatically generate a separate invoice for the parking on the same day of the rental invoice. Automatic invoice generation must be turned on from the property.
  • And if you notice, when selecting ‘Generate separate invoice for parking’, the parking amount is being deducted from the Total Monthly Rent
  • Payable services line is OPTIONAL

 

If you have already created the Lease and want to add multiple parking for a tenant, here are the steps that you should do:

  • Go to Tenant Management > Tenant.
  • Choose the tenant that you want to add parking info > click View Details
  • On the Tenant information, below Unit number > click the Car icon.
  • Enter the Parking Amount (if the tenant are paying for 2 or more parking spaces, make sure to add the total parking amount, for example, Parking space cost is $50 each and the tenant have 2 parking space, that means you need to add $100)
  • Click ‘Parking amount is included in rent amount’ if the amount is already included in the rent.
  •  NOTE: Adding the parking amount will not update the total rent amount automatically. You may need to adjust the rent amount from ‘Rent History’ section (if required)
  • Select ‘Exclude separate line item for ‘Parking’ in rental invoice’
  • By default, the system include separate line items for base rent and parking. If you select this option (exclude parking line item), the rental invoice will have one line item with ‘Lawful Rent’ amount.
  • Once done, click ‘Update’
  • If you can notice, a note is saying (including xx amount parking) but you might get confused, saying ‘The parking amount is not included yet here’
  • That is the reason why Updating Rent History is a required step here, Click here to see the step-by-step guide

 

Another example is if you choose to select the ‘Parking amount is included in rent amount.’

  • By selecting that option, you are telling the system that in the Rent Amount, the parking is already included (you can check this by going to Action > New Rental Invoice/Payment
  • Example: Let’s say that the base rent amount is $1350 per month, $100 for the parking space; then the total payable of the tenant is $1450.
  • But since you tell the system that parking is already included in the rent amount when you create a new invoice, the base rent is ONLY $1250 plus $100, so the total amount to pay by the tenant is ONLY $1350
  • To avoid this issue, make sure to update the Rent History.
