Suppose there are issues with the condition of the apartment that you are renting (such as common issues inside the unit, plumbing problems, no or low heat, and a broken window) or the common areas of the property you are managing. In that case, your tenant can create a service request inside their tenant portal or you can create a service request. The system allows you to communicate with the vendors to relay the issue that your tenants are having.
Follow the steps below to create a service request:
- Go to Tenant Management > Service Request
- More Action > New Service Request
- Select the Property, Unit Number, if the request is viewable for the tenant, Category, Sub Category (Service request category and sub-category is customizable. Contact us if you would like to customize the service request category/sub-category) Summary of the request, and the field to upload photos or documents > Once done, click ‘Submit’
- In the next step, you can update the status of the request, assign, resolve, choose to take no action or reject a service request.
- To assign a service request, click Assign > you have two options,
- Create Work Order (Track work progress, cost, etc.)
- Skip Creating Work Order (Assign directly to a vendor)

- After you create a work order, the service request will be automatically created and assigned to a vendor.
