As a landlord or property manager sending a ‘Notice of Intent to Enter’ to a tenant rental home is a MUST! In addition to the forms inside the Admin Portal, we provided a ‘Notice of Intent to Enter’ so that you can document your visit to the rental unit/property.
NOTE to Tenants:
– It is an offence under the Residential Tenancies Act to refuse entry to the landlord upon being given this proper notice. You are welcome to be present at the time of entry; however, the landlord, superintendent or agent may enter in your absence.
– The landlord, superintendent or agent is required to provide at least twenty-four hours written notice to the tenant, except when either party has given notice of termination to the other, in which case, notice may not be given.
– You are responsible for ensuring that any pets are secured at the time of entry.
Follow the steps below to know how to create and send a ‘Notice of Intent to Enter’:
- Go to Tenant Management > Tenant.
- On the Form column, click the 3 dots to show all the forms from the drop-down.
- Click NOTICE OF INTENT TO ENTER
- You can also access this by clicking ‘View Details’ or the right-facing arrow icon.
- Click the Forms button beside Action.
- Click NOTICE OF INTENT TO ENTER
- Make sure to fill in the required field, such as:
- Notice Date, Appointment Date, Appointment Time, Tenant Name(s) / To:, Address & Unit:, Notice From:, Reason For Entry:
- Once done, click ‘Send Email.’
- A pop-up will show here; you can include Tenant’s Email. (Primary Tenant and Additional Tenant’s email address) (Multiple comma-separated emails are allowed)
- You can also choose to ‘Send a Copy’ to yourself for proper documentation.
- Add the Sender’s Name (this is usually filled automatically but you can change this) and add the Email Subject.
- Once done, click ‘Send Email to Tenant’
