A provincial sales tax can be applied on the rent of non-residential rental units (i.e., commercial or retail units), parking, storage, bicycle rack, and so on.
In Mi Property Portal, you can manage the following:
– Full residential property
– Fully commercial property, or
– Mixed portfolio such as residential buildings with few commercial units.
By default, a property is assumed to be residential. To enable ‘Rental Tax’ calculation, follow the steps below:
- Go to Property Management > Properties
- On the top right, Click the ‘Rental Tax’ button> Select the Properties from each drop-down
NOTE: The properties that are already enabled for Rental Tax calculation will NOT appear in the Drop-down list
- After selecting the properties, make sure to check the box beside the property name
- Optionally, check the ‘Enable For All Unit’ box.
CAUTION: This will enable rental tax calculation for all the units.
- Click ‘Submit’
- You can double-check if this option is enabled by going to the Property details page.
- In the General information section, you will notice a message saying, ‘Rental tax is enabled.’
NOTE: Rental tax is enabled for the property. However, the unit level switch must be ON as well
Follow the steps below to enable Rental Tax for units:
- Click ‘More Actions’> Manage Units from the property details page.
- Find the unit you want to enable Rental Tax, and click ‘View Details.’
- When Rental Tax calculation is enabled, a NOTE will show below the photo of the unit: NO TAX WILL BE CHARGED FOR RENTAL INVOICES.
- To enable the option, click the ‘Edit’ button.
- Check the ‘Rental Invoice Tax’ box.
- Once done, ‘Submit.’
- On the unit details page, you can now see the text ‘RENTAL INVOICE TAX IS ENABLE.’
NOTE: RENTAL TAX calculation will only take effect when the option is enabled for property and unit levels.
To Disable Rental Tax,
Go to Properties > Choose the property > Edit > Uncheck the box for Charge Tax On Rental Invoices > Click Save Info
