How to Create an N1 Notice of Rent Increase?

Create an N1 Notice of Rent Increase from a tenant’s profile in the Admin portal. The form opens with the tenant, landlord and rental unit details already filled in, and you can add a Certificate of Service (COS) on the same page.

Before you start

  • These steps are for the Admin portal.
  • The tenant needs to be set up in Mi Property Portal first. The form shows the tenant’s name and the rental unit address.
  • Have the new rent start date, the new rent amount and the name of the person who will sign ready.
  • The N1 is one of several N forms in the Forms list on the tenant’s page. The N forms are Landlord and Tenant Board forms.

How do I create an N1 Notice of Rent Increase?

Open the form

  1. From the left menu, click Tenant Management, then Tenant. The Tenant list opens on the Active Tenants tab.

  2. Click the tenant’s name. The tenant’s Details page opens.
  3. At the top of the page, click the arrow beside the blue Forms button.

  4. Click N1-Notice of rent increase. The Forms / N1 page opens. The same list has other N forms, such as N2, N4 and N5.
  5. Check the form version first. If you think the form version is out of date, do not send the form to the tenant. Let us know right away.

    Read the form version message at the top of the page. It shows the current version of the form.

Fill in the notice

  1. Scroll down to Your New Rent. Check the date the new rent starts (dd/mm/yyyy) and the new rent amount. Then choose month, week or other (specify).
  2. In Explanation of the Rent Increase, check the increase amount in dollars and the percentage. Then choose month, week or other (specify).

  3. Which option applies? Mi Property Portal can’t tell you which option applies. If you are not sure, check with the Landlord and Tenant Board or a legal professional.

    Under Shade one of the following, select the option that applies:
    • This rent increase is less than or equal to the rent increase guideline and does not need approval by an order under the Residential Tenancies Act, 2006.
    • This rent increase is more than the rent increase guideline, but: then tick the statement that applies: The rent increase has been approved by an order under the Residential Tenancies Act, 2006. or The rent increase must be approved by an order under the Residential Tenancies Act, 2006. I have applied to the Board for a Rent Increase Above the Guideline.
  4. Scroll down to Signature. Choose Landlord or Representative.
  5. Check Name of Person Signing, Phone Number and Date (dd/mm/yyyy).
    • The Existing signature is used unless you sign in the Provide new signature box.
    • To leave the signature off the PDF and the email, tick Exclude Signature in PDF or Email.

Add a Certificate of Service (optional)

  1. Scroll down to Include Certificate Of Service (COS). Tick the box to add a Certificate of Service to the notice.

  2. In the COS, check the File Number field, the rental unit address and the date you gave the notice.
  3. Under I gave a copy of the following document(s), check the selection. Other is ticked and N1 is entered.
  4. Under to the following person(s), choose the tenant, the landlord or other. Check the name (maximum 125 characters).
    • If the notice went to more than one tenant, tick more than one tenant, who is a party to the same application, on the same date and in the same way. Then attach a list of their names and addresses, as the form says.
  5. Under by the following method of service, tick how you delivered the notice. The choices are:
    • handing the document(s) to the person(s)
    • handing the document(s) to an authorized employee of the landlord
    • handing the document(s) to an adult person in the tenant’s rental unit
    • leaving the document(s) in the mailbox, or place where mail is normally delivered
    • placing the document(s) under the door of the rental unit or through a mail slot in the door
    • sending the document(s) by courier to the person(s)
    • sending the document(s) by fax to a fax number you enter
    • sending the document(s) by mail or Xpresspost to the last known address of the person(s), at an address you enter
    • a different method of service, with details you enter
  6. In the COS Signature section, choose Landlord, Tenant, Representative or Other. Check First Name, Last Name, Phone Number and Date.
    • The same signature options apply: Existing signature, Provide new signature and Exclude Signature in PDF or Email.

Confirm and send

  1. Scroll back to the top of the page. Tick By selecting this box I confirm the validity of the form and content within. The Download & Save, Download PDF and Send Email buttons turn from faded to solid.
  2. Click the button you need: Download & Save, Download PDF or Send Email. Download PDF is also at the bottom of the page, beside Back.

What is on the Forms / N1 page?

Explanation of the Rent IncreaseThe increase in dollars and as a percentage, and the Shade one of the following options.
Important Information About the LawPrinted information that is part of the N1 form.
SignatureLandlord or Representative, name, phone number, date, and the signature options.
Include Certificate Of Service (COS)File Number, address, the document given, the person served, the method of service, and a COS signature.
Bottom of the pageThe Back and Download PDF buttons.

Mi Property Portal can’t advise on rent increase rules, the rent increase guideline, notice periods or which option to select. Contact the Landlord and Tenant Board or a legal professional. If something in the form looks wrong, contact support.

Frequently asked questions

Why are the Download & Save, Download PDF and Send Email buttons faded?

The three buttons stay faded until you tick By selecting this box I confirm the validity of the form and content within. After you tick it, the buttons become active.

Can I add a Certificate of Service (COS) to the N1?

Yes. Tick Include Certificate Of Service (COS) on the Forms / N1 page and complete the COS section.

Can I use a new signature, or leave the signature off?

Yes to both. The Existing signature is used unless you sign in the Provide new signature box. To leave the signature off the PDF and the email, tick Exclude Signature in PDF or Email. This box is in both the N1 and COS Signature sections.

What if the form version looks out of date?

Do not send the form to the tenant. Let us know right away by opening a support ticket.
