How to Rent a Parking Spot in Mi Property Portal

In Mi Property Portal, a parking spot can be rented either as an add‑on to an existing tenant’s lease or as a standalone rental. The correct setup depends on whether the tenant is renting a unit plus parking, or only a parking space.

Scenario 1: Tenant Renting a Unit Plus Parking

Use this option when the tenant is already renting a residential or commercial unit and is also paying separately for a parking spot.

  1. Go to Tenant Management > Tenant and open the relevant tenant record by clicking View Details.
  2. In the tenant details view, click the Car icon located below the unit number.
  3. Enter the Parking Amount. This amount is treated as a separate parking charge, and the system will generate separate parking invoices based on this value (when auto‑invoice is enabled).
  4. Enter the Parking Start Date. Parking invoices will be generated for dates on or after this start date, aligned with the rental invoice schedule.
  5. (Optional) Enable Auto‑generate parking invoice if you want the system to create parking invoices automatically.
  6. Click Update to save the parking configuration.

Scenario 2: Tenant Renting Only a Parking Spot

Use this option when a tenant is renting a parking space but not a unit in the building.

Step 1: Add the Parking Spot as a Unit

  1. Log in to the Admin Portal and go to your account dashboard.
  2. Navigate to Property Management > Properties.
  3. Expand the desired property using the dropdown arrow.
  4. Select Add a Single Unit.
  5. Enter the unit information, treating the parking spot as a separate “unit” (e.g., Unit Name/Number could be “P1‑01” or “Parking‑A1”).
  6. Complete any additional details as needed and click Submit. The parking unit will be created and marked as ACTIVE.

Step 2: Add the Tenant to the Parking Unit

Once the parking spot has been created as a unit, add the tenant the same way you would for any other unit:

  1. Go to the tenant management section and choose the newly created parking unit.
  2. Add a new tenant record for that unit, entering the tenant’s details and rent (parking fee) as appropriate.
